Listing Rescue: Transforming 2200 E Tuolumne Rd into a $1.3M Masterpiece.

Listing Rescue: Transforming 2200 E Tuolumne Rd into a $1.3M Masterpiece. From a Designers eye. From a creative eye, sharing the potential of what can be.

As an interior designer and the owner of Breanna Megan Studio, I’ve seen firsthand how a "stale" listing in Turlock isn't always a bad house—it’s often lost in translation and clients can't see the vision.

When a property like the historic 0.82-acre estate at 2200 E Tuolumne Rd sits on the market, it’s rarely because of the location or the "bones." It’s because buyers at the $1.3M+ price point struggle to see past 1950s "choppy" layouts and dated curb appeal. They see a project; I see a masterpiece.
The Vision: From "Flat" to "Focal Point".
My latest e-design concept (pictured above) solves the primary hurdle for this Mediterranean ranch: a lack of architectural anchor.
  • The Entryway: By introducing a stone-pillared portico, we create a clear "sense of arrival" that the original facade lacked.
  • The Journey: The winding stone path doesn't just look beautiful; it mentally walks the buyer through that massive front yard, making the lot feel usable and luxurious.
  • The Palette: We traded "dated and dark" for a "lush and layered" landscape that honors the home’s Spanish-style roots while meeting 2026 modern-luxe standards.
  • Why "Listing Rescue" Works for Realtors By showing a "Before & After," we remove the fear of the unknown. We stop the scroll on the MLS and give buyers a reason to say "yes" to a property that previously felt like "work."

Combining my BFA in Interior Design with a deep understanding of the Central Valley market, I’m here to help Turlock’s top realtors bridge the gap between "as-is" and "sold." If a property has potential and clients don't see it. Let's chat. Contact Bre
